IF A TENANT ISN’T PAYING THE LANDLORD ON TIME, CAN THE LANDLORD EVICT A TENANT?


This would be what's known as a non-payment of rent eviction. The landlord has certain steps that he's required to take such as giving that tenant notice that the rent is late and allowing them an opportunity to cure what is, you know, called a breach. If the tenant does cure it, then the landlord cannot evict; however, if the tenant does not pay the rent within the three-day time period, then the landlord does have a right to move forward with an eviction.
